I'm trying to purchase a home for less than asking price, chances of it getting

approved? asking price is 195,000, we offered 187,500 minus 4000 credit for closing costs so actually 183,500. comparable houses are averaging around 170,000 to 180,000. will this offer go through?
also, will the apprasial turn out in our favor?
