...inspection.? I'm currently renting a house in the City of St. Louis, MO. I'm renting it from a friend who owns the house with her mother. They have offered to sell the house to me via "Owner Financing" for a reasonable price and monthly payment, with no down payment. As I'm currently living in the house and have for some time, is an inspection required? Or can I waive the inspection? I know that the inspection usually is intended to protect the buyer, but I have heard of buyers "waiving" inspections during private deals like this. Is this true? Also any information or advice would be helpful. Thank you.
Also to be clear, the reason I'm interested in waiving the inspection is because I'm aware of a few small issues (ie: new shingles on the roof, etc) I'd like to waive the inspection in order to negotiate a lower price. This house was gutted and completely renovated in 2006, I mean everything, wiring, plumbing, even the joists and floors are new.

There is no doubt that the market for houses has been cooling off recently.
