I live in Sacramento, CA and am renting a house. Who's reponsiblity is it to pay

for the gardener? Landlord or tenant? Where is a good resource on this type of stuff?
 
Normally the tenant is responsible for the upkeep of the yards..but if the landlord has contract with the gardening company then the landlord is responsible..you will have to look at the contract regarding outside maintenance. if there is nothing that states who is responsible then you are and can tell the gardener to get lost.
 
i'd say you and the landlord do a 50/50 split. 50% from you because you live there and 50% from the landlord because he owns the damn thing :)

this is an easy one. The house does not belong to you. There fore the landlord has to pay for upkeep. If he chooses not to, then that's his problem. And I'm sure he will here it from the neighbors if he does not keep it up.
 
Look in your lease. If there is nothing about you being responsible in the lease, and you didn't hire the gardener, then it would be the land lords responsibility. If you hired the gardener, its your responsibility. Most house rentals have something in the lease stating if the tenant is responsible for exterior maintenance, such as lawn care.
 
It depends on the lease. Generally, the tenant is responsible for maintaining the house (and garden) . . . this is no different than the tenant washing the floors and taking out the trash. Otherwise, one should be living in a high-rise that has maid services.

However, if there is a prized garden, the landlord may want to write into the lease that a gardner will do A, B, C . . . once a week/monthly . . .

Now, if you find a larger expense -- i.e., a large tree that needs to be pruned, this would be like if the house needed to be re-roofed -- the landlord should be responsible for pruning and taking the limbs away.

Check out your local rent board/authority.
 
Your lease should cover who's responsibility it is to take care of the lawn/landscape maintenance. If it doesn't then you are responsible because the lease tells you EVERYTHING that is included.
