I am starting a business. Cyber Cafe/Arcade. How can I find similar businesses?

I want to start a 3000 sq ft facility divided between sandwich/espresso shop and Wii arcade. Providing fitness club, senior club, Sunday football league, Wednesday bowling night, Rock Band, etc. for rent and purchase. I don't know of anyplace that has this format and need to find some to get the basics for our business plan! Thanks for all the help
