I had a tenant who broke his contract early. I agreed to this as I understood the reasons behind it and he found a new tenant. He asked if he could leave his bed behind and pick it up in 6 months. I refused, and explained all stuff had to be out in 2 weeks. On his departure I discovered the (quite expensive) bed was still here, and received an email a week later to explain it was forgotten in the rush, and would be removed as soon as possible. I sent various emails and phone messages to get him to remove the bed. He failed to turn up to collect it on 4 separate occasions, but didn't let me know he wasn't coming. Finally, I gave 3 weeks notice of intent to remove it, which I have now done. He is now calling me to pick up the bed and to get his deposit back.The question is how much am I allowed to charge from the deposit? Can I charge him for storage, and what is reasonable to charge for my time? Thanks.
