How do I tell some bad news to an old friend?

I recently caught up with a hall mate from last year who took last semester off. In the excitement of seeing her again, I mentioned my best friend and I are living together off campus next semester and when she seemed interested, I told her she could live with us. But then I remembered a lot of her personality traits that clash with me and my roommate and realized I would much rather prefer living with just her. Is there any way I can kindly tell this to my old friend? I know that one way or another I will be being throwing her under the rug

Maybe you could say that you have realized that you need the spare room for when family come or your other friends family comes. Or you could tell her that in the excitement of seeing her again you totally forgot about someone else moving in with you and didn't know how to tell her. Hope this helps.
