How do I sell my home and not have to show up with THOUSANDS of dollars?

I want to sell my house but it is worth FAR less than what I owe... How do I sell it and NOT have to come to the table with the 30-40K difference?...
Is it possible to make some sort of NEW arrangement/agreement with the mortgage holder or buyer to pay monthly on the difference??
