Well we put an offer on a house on April 9th and we are still trying to close on the house. First the bank didn't want to de-winterize it, then we fought a little on the issue. We knew of a leak from possible frozen pipe before it got winterized. Then bank ok'd we can de-winterize it. But on terms that I use their plumber and stated the job would cost $1,800. We said fine. The bank called us saying our appraiser can go in, that the plumber fixed the leak & he tested it out. Well...the appraiser went in started up the heat & central ac they worked great. Then turned on the water and bamm!!! The kitchen was flooded! I am so friggin' pissed off. I was able to meet up with the appraiser & I ended up walking into a swimming pool. Not only am I NOT paying the fee for the plumber, because he obviouslly did not fix the leak, but he did more damage. He cut out a piece of drywall in the mstr br bath. (That bath had no leak) The kids bath jucuzzi tile was broken then fixed horribly.
Now the whole kitchen celing needs to be replaced, along with probably 1 or 2 walls because they were soaked. An elect. needs to check the electrical because of the water. I'm afraid it may end up getting moldy due to the bank taking forever getting this house sold.
But we still want the house. The appraiser even said other than the pipe being broken this house is a gold mine. He already valued it $60,000 over what we are going to pay for it. And that's with the pipe being the way he saw it & with the market being this way right now. The bank has insurance so hopefully they can hire a real plumber & contractor to fix it up. I just don't know what they can do in this situation. I was pushing my agent to push the bank...but she said she didn't want too because they can take back my offer & just sell it at auction. I'm comfused can they do that? And we already spent 3 months trying to close & already put $ into appraisers & inspections. Help any advice!!
