Harvest Moon: Magical Melody - How do I get all of the characters?

So I read somewhere that if I buy certain properties, then it will prevent certain characters from moving in.... Is this true? If so, which properties?
Also, could you provide me with the COMPLETE character list? All of the ones I'm really finding are of the potential spouses.
Oh yeah and if you could maybe post the complete list of that they love, like, and dislike? I really need to befriend everyone (animals included please!)
