fit for purpose law, does it apply in spain?

Hi we have bought a used mobile home in spain last year and found out it had a faulty air conditioning unit which leaked and has damaged the ceiling. the man has replaced the unit as it was under gaurantee but refuses to repair the damaged ceiling. Can he do this. Does the sales of goods act, "Fit for Purpose" apply in Spain. Can anyone help so we know where we stand please
