Fish keep dying, but water conditions are testing ok. What's going on?

My mother has been having problems with her fish dying here recently. She has a 20 gal tank with a Quiet Flow (I think is the brand) filtration system for a 20 gal tank, a heater (water temp stays between 78-80), and I believe she originally had 5 or 6 fish (platies, mollies, tetras, and an algae eater). Two of her fish got ich, which she treated and cured (neither one died), and she changed out the filter cartridge afterwords. Her algae eater later died (probably due to the lack of algae, even though she would put algae wafers in the tank he wouldn't eat them). She later added 2 gouramis. She has been testing her ammonia with a liquid test kit, and the ph, nitrate, nitrite, alkalinity, hardness, and chlorine with 6-in-1 test strips. All of her fish were fine for a while, the ammonia as tested 0ppm when I checked it for her about a week and a half ago, and all of the levels on the test strips have been in the safe zones. In the past 2-3 weeks her fish have started dying. She is down to one tetra (which is acting very sluggish and staying on the bottom), one black molly (that has been hiding more than usual), and one blue gourami (that is acting normal at this time). What on earth is going on?
