Experiencing very sharp pains from random knee injury?

I wasn't doing anything that intense, just raking the leaves in the backyard. And when I bent over slightly to pick something up, there was sort of a weird sensation (I don't remember if it was a crack/pop/or sliding). Ever since, I have been experiencing a very sharp pain when I sit down, going up the stairs (I have to mostly use my left leg to carry myself up now) And the most pain I feel is right before your about to go into a squatting position, (or for example, if you were to SLOWLY sit down, that's when I feel the most pain) having to use my knees to hold my body up, before in the full squat. And getting up from sitting in a chair hurts as well. It's a sharp pain and it's hard to ignore. I can walk somewhat fine, I just have to put most pressure on my left leg, I can't full out walk putting pressure on my right knee.

Could it be a sprain?
It's pain that seems to come from within the knee, especially with movement.
Could it be Tendinitis?
Tendinitis happens when a tendon gets irritated or inflamed. It is often caused by overuse. A person with tendinitis might have pain or tenderness when walking, or when bending, extending, or lifting a leg.

When I'm standing, I do have a habit of always putting most of my body's pressure on my right leg, it just feels more comfortable and it's a habit. When I bend over to pick things up, I think I do the same thing. I have also gained over 40 lbs in the past year. So I'm sure that extra weight over time may have done damage to my knee.

Could I have stressed a tendon in my right knee so much overtime that this happened? How long should I wait to see a doctor? If anyone knows what kind of knee injury this might be, what should I do?
