We are a low income family. I am unemployed at this time with some occasional freelance work, husband makes 30K a year. I am very good in budgeting our money, we always managed to pay all our main bills, like rent which is $800 a month, two cars, phones, utility bills. My husband has OK credit score, my score is nearly perfect. If we are able to pay a rent of $800, why couldn't we try to pay mortgage, for maybe even less. We would love to buy a house for about $100,000, do you think bank will lend us money? There is this program called Maryland Mortgage Program, that provides CDA loans for a low income first time home buyers, but I am afraid our income is too low.

There is also a program that help you to pay downpayment and closing costs. An they offer great rates on the mortgage. Program sounds really great, but I am too subconscious about my unemployment status and our low income.
