Commercial contract cleaners - pricing question?

Does anyone run a contract cleaning company? I am looking to start-up a contract cleaning company to clean commercial premises, mainly offices and small shops. I am finding it very difficult to get prices out of anyone as local companies we obviously not tell you as you try to undercut them etc.

Any advice would be appreciated, thanks
