Can a plaintiff's lawyer subpoena a lender's loan file?

The plaintiff lawyer is looking to see if a defective condition on the property was ever disclosed the the new property owner(defendant), would it be a good idea to subpoena the lender's loan file? Wouldn't the loan file have documents such as real estate appraisal report(see if the noted the condition), also a inspection report(if one was done) and more information? The defendant's deposition is the beginning or next month? Would it be too late to get a subpoena for those documents? How long would it take to get these documents?

the new owner brought it from the previous owner. the accident happen after the new owner purchase the property.
 
You can subpoena anything you want. I don't understand who is suing if the new owner is the defendant.
