I am assuming that it can....as everything is negotiable.
Would this be something you negotiate with buyers agent after the offer is made.
Eg. The buyers agent's client bids 240K ... is this when the seller would tell the buyer .... " okay, i'll accept if you lower your commission to 2.5% .... "
or can you simply state that in your mls listing?
