Can a Landlord Garnish Your Check Without A Lease?

my friend was behind on rent so the landlord sent him a paper a month ago on april 11 saying that u have to vacate my property by april 15 or give me want u owe.. so he couldn't pay that amount that he wanted so he decided to vacate the property and gave the keys back...so now he's coming to he's job almost everyday with a another person harassing him saying if u don't pay me 50 dollars a month NOW OR he going to have to garnish your check.but the eviction paper says something like you are in default and thus the lease is herby canceled(but he hasn't renewed a lease since 2009) and you are to vacate and remove all your possessions and the property by april 15 2011 (which he did like i said above)

the house was a old house it needed Alot of fixing (the gutters was coming off the ceiling were beginning to leak etc things like that)

and he knew all of that he was just lazy and didn't want to fix anything and also i think he's trying to blame him for repairs 2 as well that he didn't fix!!

i feel so sad for him he is going through Alot is there anything that can be done

what are y'all opinion
 
Yes the landlord sues in court for back rent, late fees and court costs. The judge orders a garnishment of wages and the employer takes out the money, up to 25% of the paycheck to pay the court judgment
